My concerns are the following:1) I've never owned a condo and the idea of an HOA scares me2) I'm buying this from a "pushy" wholesaler (no offense to wholesalers) who wants to close quickly and not allow me to have an inspection period.

No offense (and I could be wrong), but the way you said that (and the fact that you've only been a member since yesterday) leads me to believe that you didn't really spend much time listening to the podcasts, reading the blog or reading through old threads.You will likely find it a lot more easy to find a mentor if you have a good base of knowledge and the mentor has confidence that you've worked hard to learn as much as possible before asking someone to spend time helping you.

No offense, but it's not necessary as I'd say they know what they are doing and if either makes a mistake, it's covered.The notice of legal action is irrelevant if you're buying it.
