What are some false beliefs or fears that you would have as a passive investor before investing with a syndication? 

My belief is that the seller is asking too much for the market to bear.Again, thank you all for your sharing your input!

They create a barrier of entry and limiting belief that multifamily is so difficult to enter.If a pizza guy and a drug rep can do it, anyone can.

You can trade down in value, contrary to popular belief, and it will not harm your 1031 Exchange, but you will pay taxes on the amount that you trade down by.

That sheet mentioned above is a good overview and many underwriters are taking it to specification beyond belief so don't be surprised if a deal gets held up because the underwriter saw something in a picture that the appraiser did not mention in the report.Hope this helps

Contrary to popular belief, real estate does not excite me in and of itself; just as a means to an end.  

None of us can find, evaluate, and work on every possible deal out there, and again I am of the belief that that these issues/fears can be mitigated.I also really like what Tyrus mentioned "....but it really it the burden of the mentee to prove to the mentor why they should help them...."
