Hello Community,My situation is that I just submitted a mortgage application to start the house buying process, and was notified that after running my credit check ( I wasn't worried as my credit score is 780) that they discovered I have a Judgement that was filed 7 years ago (it was previously a collections item that I thought was a charge off, but was wrong).

But if its been longer than 6 months then you need to do your due diligence and make sure you protect yourself on the back end in case the default was way more than you had calculated. i would always write in the agreement that the the buyer agrees to pay any default or judgement in the amount NOT TO EXCEED $______________.

Sure, you'll damage the relationship with the realtor but it doesn't sound like (in this scenario) you really trust their judgement to being with.

If not, you have to decide if the rent is worth going to court over to get a judgement against them.
