Hard to turn these type of tenants in these areas into a passive game and if you pass it to a PMyou will get ripped on fees.Yes agree, its taken some work to get this right, dont touch the larger companies you will be gougedLets review this thread in 12 months time and see how it all pans out.Yes, it may be the too hard basket for most, but I am also seeing many making this workI am not just in it for buy and hold and set and forget.

Inspect the property on a regular basis, be good to your tenants, fix things when they break, give them a nice basket and gift card at the holidays.One thing I do like about LLCs is they can make some transfers easier.
