Often times it feels like if I weren't facilitating between the insurance, contractor, tenants, and tenant's insurance, then this whole thing would fall apart.

I have knowledge in drafting RE documents, facilitating closings (drafting docs needed for close, working with buyer and sellers, setting appointments for close), setting inspection appointments, email marketing and I am extremely knowledgeable with Podio systems.  

It’s very common now to have an entire transaction facilitated electronically by your Realtor (that’s part of the service).

I charge 1% for simply facilitating the transaction if the parties have agreed terms. 

I guess one way to mitigate the breakup cost would be to have a really strong understanding of all of the stuff that is being managed so the transition could be facilitated. 

@Justin Hannah Ask for referrals on BP or other forums and interview them specifically about going direct to seller and being a transaction facilitator for investors.

I'm considering getting my real estate sales license primarily for the purposes of facilitating my own transactions.

Or could I ask them to act as a transaction facilitator and give them a fee for that?
