And I'm curious for all my New York City investors, is there an attorney that you know and trust that can facilitate wholesale transactions in New York.Tl'dr I need an attorney that knows about wholesale transactions so he/she can look over my documents.

So yes if folks want to risk buying a home 2k away and trying to do remote rehab.. they can save the middle man profit or a portion of it. but they can also get schooled pretty easy.there are some turn key light guys I know that will facilitate the BRRR method for buyers IE buyers pay cash  then operator takes care of rehab and PM.. then they refi.. 

Often times it feels like if I weren't facilitating between the insurance, contractor, tenants, and tenant's insurance, then this whole thing would fall apart.

I charge 1% for simply facilitating the transaction if the parties have agreed terms. 

I guess one way to mitigate the breakup cost would be to have a really strong understanding of all of the stuff that is being managed so the transition could be facilitated.
