Furthermore, I'll assume what you are also attempting to do is use the 2% commission equivalent to cover that portion of the down payment needed to close on the purchase, which would give you a larger equity position in the deal.If the above assumptions are correct, the simplest method would be for your group to front the cash equivalent to the 2%, which will be reimbursed to you through the 2% commission collected at closing.

Add on a very supportive principal broker and I feel strongly that I'm able to provide an equivalent or superior level of service as many full-time agents.However, without those competitive advantages of experience and supportive boutique brokerage, I would not feel comfortable with the level of service I could provide.

Connor is right, you cannot 1031 exchange directly into a REIT.In order to perform a tax deferred exchange into an REIT, you will take advantage of IRS tax code 721.This requires that the buyer of your current property be a REIT, and allows you to exchange the value of the asset for equivalent ownership in the REIT.
