You will probably need a survey of all 5 acres and the house. 

But rental is assumed so you get the credit or extra income based on Appraiser survey of local rents for similar homes to get the mortgage approved.Plus you don't have to live in the property.

I have not yet seen a lot of new development, but based on calls to local contractors to survey them about their availability, and the growth in share prices of stocks for home improvement stores like Home Depot, we’re definitely seeing a trend towards fixing up existing inventory on those markets that will probably last until new building starts — again, that’s specific to the submarkets we are focused on.

Just in building codes from when I built my ADU to now has changed to where you have to pay for a survey to be done.  

The cities wanted them and so did the people (according to our market surveys).

I have a couple of good ones that have already been surveyed and given septic approvals ranging from 1-5 bedrooms. 

A neighborhood survey is wholly dependent on what you are going to do there - buy and hold, house hack, flip.
