I would say the closer you are to the 606 trail, it will appeal to more buyers and renters.

I use the bona-fide resident test to write off a boatload of tax ever year, and if I had a primary residence deeded to me with a full paper trail to boot, I would fear an IRS tax surprise in the mail one day.

Then we'll have a paper trail.

great to see you have an investor(envestor) mindset and take initiative to leap frog your new frontier into the creative world of real estate, although i no longer hold a current realtor's license i think that is wonderful that you can use that platform to spike your niche, i work with some local realtors here i'm currently working acquiring a  7 - 8 4-plex deal, and i think it is money wisely spent to locate wonderful realtors they will make you team that much more valuable, keep posting my friend but most of all keep sharing happy trails on your new journey

Most neighborhoods in DC, except maybe deep SE have exceeded peek values, but the suburbs still trail.

And yes, if I wasn't so entirely emotionally wrapped up in proximity to trails I might consider a house hack outside of Golden :)

If you get further complaints while investigating this incident send certified letter about noise complaint and log this into your records.Having paper trails helps.I’ve seen the bigger landlords evict for such offenses in their large apartment complexes here in Houston.
