Put a coded electronic deadbolt on the property and after prequalifying each potential tenant over the phone you can give them the code so you don't have to meet each one.

I give my PO Box for checks and say I prefer electronic payment and if they’d like to set that up to let me know and we’ll get that set up.

With technology, apps, cell phones more powerful than any computers from the 90's, electronic signature abilities and so on, one can sell real estate more effectively "In the field" than in an office.

If the software is not simplifying your life or making you more accurate, you shouldn't use it.Software does have extremely helpful features like online payments, marketing syndication (click a button and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

Getting contracts electronically signed and no printing was very incredible when we started using it.  

It is a good way to save on commissions although getting access to listed properties can be difficult if you do not have full MLS access and access to the electronic lock box system being used by lots of realtors.
