She had a job and was collectible....she didn't seem to care about being evicted, but possibly drew the line at being destructive.We've had tenants that refuse entry even with proper notice.

First of all, I don't keep A and B properties so I do consider applicants with "1" prior eviction if it's more than a few years old and the credit shows they drew a line in the sand or they don't have anything large that's past due.

Actually my first 4-plex the sellers provided leases to the bank themselves for me but I never got a copy of them. 3 months later when I went to buy my second building I had to draw up new leases and some of the tenants wanted to remain month to month ( they’d been there for more than 6 years each) so I drew up month to month leases which satisfied the bank.

However what is not in dispute is that at some point Section 8 will stop paying so my question to all and sundry is what are you going to do if the family isn't as cooperative as the one Dave was dealing with.We had great difficulty getting through to anybody at Section 8 who could give us the definitive answer on what was supposed to happen and drew a blank when we tried searching online for the policy on deceased tenants.I actually recounted the experience incorrectly.
