It took 4 months to permit (the city is figuring everything out through this as well) and they are now moving slowly (3 weeks for demo). 

Hi BP... i'm looking to purchase a home in Nashville and demo the property to build 2 new construction Homes. 

The existing 2018 permit has expired.3-5 was not disclosed to us and we're now considering backing out because we dont want to absorb the headache that will come with getting it up to code (likely requires demo + rebuild or turning it back into a garage).  

I guess another possibility would be to demo the pool so that there's no encroachment at all.  

I know of homeowners doing demo first before going to get a permit and then gets hit with this.

It's approved now so they just started demo!
