I’ve been buying from lumber supply and occasionally from Home Depot.

I am currently waiting 4-5 weeks for windows when they are usually 12 days, treated lumber is not available, plywood/2x4’s nearly double in price.

During law school, I began working for a general contractor on the side and eventually went from lugging lumber and dumpster-diving (it's a thing) to working on every aspect of construction as a full-blown carpenter.I'm currently interested in flipping, note and tax lien purchasing, and other facets of real estate investing that don't involve being a landlord.The one twist is that I'm planning to move to the Brickell section of Miami toward the end of the year, so I probably won't become active in NYC, but I'm still hoping to meet people no matter where I am.Anyway, I'm 56 BP podcasts and several books into my continuing education and am always willing to listen to advice, so please feel free to reach out should anything I've written raise an eyebrow.Thanks for reading.Best regards,Dave

With physical, you have to store it, keep it safe, negotiate when you unload it, lose some on a big spread, etc..

Thanks for the reply Will...I pay the mortgage every month, so that is not the issue...the issue is we bought the condo b'c we had 2 God-children that lived in Gulf Shores, and wanted/needed a place to stay when we would go visit...they have since moved from the area, and therefore we really don't have a need for it any longer, nor really the time as our kids are older and keep us occupied with their own activities...the fact that we happened to buy at the height of the market was simply unfortunate on our part as we attempt to unload it now...but I'm not looking to hand over my responsibilities, I'm looking for LEGAL creative ways to essentially have someone take over my payments...thanks again for your response.

Work the details starting with your exit strategy (unloading the property as Lease, Lease/Option, Hold, Flip, Land Contract, etc.) and then work your way up to your max offer price.

I just installed a dark gray laminate from Lumber Liquidators.

The employees who work there already recognize me - I guess the story about the Corolla that hauled all that lumber was repeated more than once among them!
