What I'm hoping all of you could help me out with is if any of you know of any good books, pod casts, BP episodes really anything I could learn from.

@Eric F. 1000% correct any of these folks that wants to learn how to close should be buying anything that Quarles sells he is a pro's pro.. his was the only pod cast I ever listened to.. and I only made it maybe 15 minutes but I could tell by the little I heard this guy knows his stuff.it was also comical its probably the only time I followed up to see what others thought of him and its was crazy many thought him too much used car too hard sell etc etc..

@Jd Martin  EXACTLY   BP podcast or any podcast in my mind is for entertainment value.. but there is no question that many who do it have their business's impacted in a very positive way.and there is an irrational thought process that since they are either BP members or did a pod cast they get a pass and they are all pure. 

So, yeah, even BP mods are looking for "silly questions" to shut down. ;-)While I think most people do not intend to be mean to others, I think anyone would be lying to say they truly would have faith in the future success of someone who is not displaying proactive and generally intelligent qualities.

I've been reading the forum for a while, listened to most of the pod casts, and have read several other real estate books, but do not currently own investment property.

Maybe you can rent some storage pods (keep them on sight) and buy the material in bulk, but do one unit at a time?
