Lookin for opinions on if this is one you would tackle or run without looking back. 

My RE is trying to convince me to buy some unrented apartments that need to be completely overhauled, but that seems like a lot to chew for a first residential property, but that might be worth tackling.

Do you have the time, ambition, and skill-set to tackle some value add renovations? 

by the time the demo work is done and you're ready to tackle the bigger parts of the job, the long form will be approved.You won't be able to pull a permit unless you have a license.

In some cases it is probably more like the guys who go crazy when they make a tackle and their team is losing by 20 :)I agree with the OP that it isn't a smart idea at all. 

Would not want to tackle larger projects like this until we had the experience with the smaller ones, and then you might as well develop everything at the same time

I wouldn't mind trying to tackle the first hurdle(flip) with someone in the same boat.  

If you tackle this problem the rest could be easy.You need to buy in cash.
