The weak suburban to rural areas there tends to be population declines, limited county and city budgets with no growth, old buildings in need of repairs, more government assistance aid to prop up the economies etc.I see mainly local investors go to those areas.

I've done this by being strict on my underwriting, only working in areas where I can assemble a boots on ground team to augment my weaknesses from being abroad.

The market can always be counted on to nurse the strong and kill the weak, sorry for the cliches but when we find a deal that no one want to finance it usually is not a deal.Figure the whole deal out and try and "wholesale" it to someone, something your use to doing.

If the goal is to acquire a certain number of units then that may be an incentive to take weak deals because you can pull them off, instead of focusing on great deals.
