I think I have two choices:  a very carefully worded response that acknowledges and repairs the things that are reasonable while making sure that I establish that I get to make the decisions about the property I own, OR just suggesting that they would perhaps be happier elsewhere.

No Really I have wholesale houses where the seller knowingly acknowledges they are under selling their house , also I provide an addendum attached with contract that establishes that and that they are sound minded at the moment of signing.

Ok..then in that case, then I would send an create a document acknowledging the agreement and clearly state the last months rent would be due and payable at the end of the lease and have both parties (landlord & tenant sign & date)
