I think I have two choices: a very carefully worded response that acknowledges and repairs the things that are reasonable while making sure that I establish that I get to make the decisions about the property I own, OR just suggesting that they would perhaps be happier elsewhere.

It does seem that picking up a few little tricks here or there can help, but to get the big benefits you really have to do the full "collection" and system implementation of the process.Not easy to do but he acknowledges that by saying you really should just put the whole world aside for 2 days to get setup.

No Really I have wholesale houses where the seller knowingly acknowledges they are under selling their house , also I provide an addendum attached with contract that establishes that and that they are sound minded at the moment of signing.

I also bring an off market disclosure for unrepresented sellers which has them acknowledge that they are selling the property for under market value, that I intend to purchase the property in order to make a profit, etc. to cover myself.
