Most of the water in the West comes from snow melting off the mountains, and as the climate warms, our winters are becoming significantly less snowy--this has resulted in significant water shortages in recent years. ...so, we have steadily increasing demand for water and steadily decreasing supply...who knows where that will lead (History is not without examples of cities booming and busting, and one would think that water availability would be a necessary prerequisite for continued growth).It's hard to know when or how these issues might affect real estate in the western U.S. and the broader market (I'm not an expert on any of these topics, just a casual observer), but it's probably prudent to keep in mind that markets can be affected by more than the typical factors RE investors tend to analyze (such as rates, supply, demand, job availability, etc.).Go Bucs!

I don't have any personal experience in syndications (though I plan to in the future once I become an accredited investor) and agree with what has been previously said.The only advice I've heard from some others, who have invested in syndications, was to take some time (~2 years) to observe the entity/group from which you would like to syndicate with to see if you agree with their investments/can trust the group.Happy investing!

My observations are: there is no correlation between un-banked applicants with no credit history and tenant performance, no/low credit history means they are not in default, any age group can have low/no credit history, if you rely on credit scores only then you eliminate some good tenant candidates.

Paul, Twin Cities.Ok, now that is out of the way...One thing I've observed through my marketing efforts is that nearly every Asian caller I work with is unwilling to allow me to ask some clarifying questions about their property.They call me back and say, "How much you pay my house?"
