The money you save on legal zoom or some other website will be spent on defense fees given to a real attorney (when trouble comes).

As a pleasant surprise, some of my clients from the neighborhood quickly came to my defense, but were swiftly chastised and some of their comments deleted.BUT - then I got a call.

Some agents get defensive and others don't. 

I'm an Orange County guy myself and have heard Huntsville could be a good place to invest due to increased defense spending and the naval base there.

I am just wanting to use that as part of my defense.I certainly wouldn't use that as a defense, as it will come off as very amateurish.

Where you get funds will not be a valid defense for any seller to walk away from a contract, IMO, while the seller doesn't have to sell, they will be liable for damages.But I don't advocate a new investor doing this, just saying, I can and will when the circumstances warrant.

None of her "defenses"/theories hold any water. 

I would consider just using a personal unsecured prom note.. one of the good things with those if he does not pay you can simply get a judgment there is no defense.. but if he or she files BK your toast.. so tell him/her  that if you do a mortgage its 1k for title and escrow.. you will take that and 1k for your profit.so 10k  pay back 12k  ... seems reasonable.. although someone buying a home like this and cant put 10k together I think is a red flag in itself..  

You insurance policies also pay all legal defense costs.
