From what I've heard, they're pretty wise to all sorts of attempts to get around that owner-occ period by investors and will have you sign whatever iron clad docs stating that you will be actually occupying the home for whatever period of time after purchasing it and if you violate that, you can get in all sorts of trouble (financially at least)

Kind of ironic that the law protect the rights of the tenant in such a situation, yet they can now come and go as they please to use a pool being maintained at our expense for the electricity to keep things running.

LOTS of problems with that vintage year.Likely have galvanized water main and plumbing, cast iron sewer, wonky electrical, asbestos, lead based paint and on and on.Most of my clients are buying in warmer client states.
