At current rates $10k translates to just over $50 a month.$90 is not an unreasonable offer, unless the place is going in a bidding war in the first week.And at the end of the day your agent works for you.

The seller won't know how many plumbing fixtures the buyer's construction contemplates (translation, they won't know the size of the tile field required), nor will they know the preferred location of the tile field - only the buyer knows their preferred footprint and building orientation.

So while I could provide you with what I use as estimates, the odds that it would translate well to your area is pretty slim.
