I know the holidays can be a sensitive time for people, especially those in tough situations.

Some contractors even specialize in rehab-type production and are generally more sensitive to the need to offer high quality at lower cost because it keeps them busy - it's production work. 

One sensed that you were more rate-sensitive and showed you a lower rate scenario, the other sensed that you were more fee-sensitive and showed you a lower fees scenario.

But whether such a move is advisable is a different question (and one that is sensitive to your own personal situation).

I don't do partnership flips at all any more but I was great way to start and make sure that if someone trusted me I safe guarded their money. 

I have tried reaching out to local attorney offices and they will not take my info down because its a really sensitive subject. 

Most banks would  not intentionally  try to cheat a customer in such a way because it would damage their reputation, which is something banks are very sensitive to.  

Also, make sure you have some safeguards in place and a set way any draws will be handled, etc., pay subs directly, and get lien releases before payment.Do you have a partnership agreement?

I am from Texas where there are no regulations that I know of that requires for the landlord to pay interest, safeguard, or other otherwise account for these funds during the term of the lease.Thank you very much.
