It seems that those two avenues are what are really working nowadays.

MLS is tough nowadays so I wouldn't worry too much about it.

I think my main problem nowadays is that I don't know how to understand the real estate market here.

I do recommend you buy the course but since you have little money to work with I REALLY recommend you buy Larry Going's new course called Filthy Riches instead which has our group (Real Estate Investment Club Houston - one of the nation's largest) buzzing.

It seems like the MLS is very buzz word centric.

Since you are getting started, I would contribute maybe 33-50% of the max contribution and put the remainder in a CD or high interest savings account (tough to find nowadays) to save up for your first rental property. 

I listen to 2-3 RE podcasts a week nowadays (used to be quite a bit more) and stay consistent with what shows I listen to.

What will be make or break feasibility wise for what you're proposing will be:Existing studs - nowadays max 16" O.C. spacing for 2x4 studs on 1st floor is required to carry a 2nd story and roof per 2015 IRC.Your existing truss system would save you a lot of $$$ if you can re-use.
