I've heard both sides of the coin in regards to having vs not having it when doing subject-to's and other deals.I've been told by a few that having a license is a liability when it comes to sellers and a 'your a professional taking advantage of me' mindset.Any thoughts?

In many places the market is recovering quite well and property values are on a steady rise which means that as time goes on, the asking price should go up.On the other side of the coin is the cost of holding which includes utilities, taxes, insurance and mortgage interest... all which eat into the profit margin.If you want a quicker time frame, then I would sit down and have a heart to heart with the contractor and see what you can work out.

I put a lot of work in... new paint, refrigerators,and refurbished hardwood in each unit. new cabinets and cut out wall with counter top in two units. had the floored pulled up and tiled in one of the kitchens as well. new coin operated washer and drier in basement. separated the hot water heaters and boilers of each unit because they where all on one big meter because it was owned by an agency. a lot of work at least for me, i put in a lot of time as well has hired friends and a contractor. however i still did not spend the 45k i projected, i spent under 15k big difference but could only get the price down to 140k.

If you are doing part time deals as a career most agents are new, rusty and the broker has to step in and do the deal for them.If you want to make some coin on the side doing a few deals a year then you can go part time.
