I had a buddy that disabled the ac in the middle of June in Florida, at the eviction hearing the judge got mad and threw out the case and made him refile and start whole eviction process over and threaten him with sanctions if he didn't get ac working immediately.

I've never felt threatened at any hour of the day here.

That's really a long time - I had one guy that went 2 months without paying and they followed the script to give him notice, threaten eviction, etc.

When you get away from the usual and customary you threaten other benefits allowed.

Knocking on our door at crazy hours, threatening to sue, wanting to cut down trees to fit their 3-slide out RVs (ridiculous), and some probably had some sort of pathological disorders.

Threaten to damage their credit with small claims for  the remainder of the lease balance - - remind them it sits on the CR for 7 years. 

I've had good tenants who were just space cadets who were perennially late and I didn't have the heart to penalize them though I threatened.

If she threatens to take you to court - do not be worried.
