Long story short, we bought a fixer because that's all we could afford at the time, and sunk $10,000 in doing renovations that, looking back now, we probably shouldn't have tried to tackle at all because we really didn't know what we were doing.

HI @Amber Gilsdorf, Obviously reading is a must, but I'd encourage you to pick a strategy and look to tackle it by learning what's needed for the first step and then doing it.

As a new investor I am looking for cashflow and cannot afford negative cashflow as I start out, so I figured I would tackle the seller with the numbers showing how this property is a terrible investment at anything higher than $100k.

The most you should tackle would be for you to be a "general contractor" and hire out the various components on something like a carpet and paint rehab.
