I didn't notice this before but I noticed that both CPAs left the Insurance line on Schedule E blank, but they entered line items for other common deductibles such as mortgage interest, property tax, depreciation, repairs etc.

I had a chance to fill in the blanks and better understand the situation - my clients had been served a 28 day notice on October 31st, which starts the clock on November 1st (Thanks @Matt Mauricefor clarifing that for me) and so their last rent is November 30st.

Example, 50 unit apartment complex might be fastest solution, but in your area there are tons of legal road blocks or competition, so for “fill in the blank reason”, it would actually be quicker to acquire 50 individual rental homes despite the slower potential total cash flow acquisition.Hopefully that all makes sense or at least paints a relatable picture as to insight I am hoping to gain that others may be curious about as well just starting out!
