There is a military presence but I'm not sure on the numbers of renters that come from that community.

Write and SOP for unit turnover to give the cleaners, get a handyman on your team, make your airbnb presence very strong and converse with the guests to make it feel as if you were just down the street, and dont skimp on furnishings etc cause no one like a walmart decorated vacation rental. 

The next step I sort it into geographic locations that I already have a presence and team setup.  

I enjoy the hospitality aspects and would feel better with more overhead but in-house presence to keep a close eye on the property (and take advantage of conventional non-investment financing).  

She is invited to attend but her presence is not necessary.

One of the best ways of doing this is by building an online presence, and allowing the leads to find you online.
