Regardless of what or why, IMO, that is too much to pay as a premium because you won't over come that in 5 years without tossing in more money.

Would offering interest only payments for a period of time be a common strategy overcome this challenge?

Since the bankruptcy discharged the loans back in 2009 the standard 4 year waiting period from the date of discharge should be the time milestone to overcome.  

But I'm not too concerned yet, because they have a lot of challenges to overcome:1.

Zoning in general can be tough to overcome, but remember that HOA's (condo investments) always set their own restrictions, so regardless of what the city has set their zoning as for single family homes you can get around that by investing in a rental friendly condo to get into the exact location that you'd like.

Driving for dollars is a great way to build this skill and overcome that fear.

If others have no objection at that hearing all the better, if someone does show up to object, be prepared to overcome the objection.

. :)While I have not had any issue that was not overcome with the DIL, I also see that other events, such as BK or divorce shortly after a DIL could cause issues to arise, if equity existed.

The only way to overcome it is by calling and being rejected!
