In NY State, to prevent this from happening, they passed the "Home Equity Theft Prevention Act".this is exactly what happens and what happened to that crew I rescued a few years back.. drank the same cool aid started to have defaults when it was good they lived off the positive cash flow.. so when it started to go bad did not have proper reserves never had proper reserves starting out and its a falling knife.. then you have others that set out to do this on purpose.. they know the credit is not in their name they get the house in their name and have no intention of paying the underlying.. these folks deserve to be in jail they are thieves.. so you have one that's premediated and the other that is robbing peter to pay paul did not intend it to happen that way but got there anyway.. ignorance is no excuse you still get hammered maybe not as bad.. but its still a seller losing their home and credit..

On a large complex of identical units I can see a selective initial showing of representative units and a contract contingent upon showing all, but for the 1-4 unit property, few buyers will want to write a contract contingent on seeing the inside unless its a smoking deal.

There are services like smartmove where the tenant has to login and complete the transaction by being asked identity questions, but most of my prospective tenants thought these system were annoying because it was so many extra steps for them and they had to have internet access to complete it.
