Another consideration is that to have multiple rentals count toward the time a specific election must be made to combine the activities- this can cause some hiccups once you decide to dispose of one of those rentals that were originally "Lumped" together. 

I finally chose Steve Snyder at fixflip100.com as he was, in my opinion, the best choice for me.Everything went pretty smoothly between Steve and myself but there was a few hiccups that were caused by the lender.

What's been great is absolutely no hiccups on my end even with COVID.

I think whatever the system is that gets implemented, there should be some explanation of it that is very easily discovered so everyone knows what the points are measuring....This could be accomplished by making a hyperlink to the explanation page from the word "Influence" next to the number alongside every post.

There are a lot of steps to make sure they send a clean file to underwriting and avoid all sorts of hiccups and issues that can happen during the underwriting process. some lenders do not take the time to do their due diligence upfront to pre-underwrite you and just “pre-qualify” you based on a quick phone call.

An investor specific software that includes bookkeeping alongside tools to manage rentals is also fine.
