I am a 23 year old entrepreneur looking to make my first purchase, we are coming into good times to buy. 

Second we are Real Estate Entrepreneurs.

Not to get too physcological but we're not taught to become successful or be an entrepreneur.

Your job as the entrepreneur is to decide whether to listen to them or not :D 

I am seeing myself as a real estate entrepreneur, rather than an real estate investor (for now).

You want to move up the 80/20 leverage curve from technician to investor/entrepreneur.

That is the surety that the buyer has.You are one of the classic "if it's so easy, why doesn't everyone do it," people that every entrepreneur is warned not to listen to.I doubt it takes years to get a building permit unless that state is run by illiterate idiots.

I do agree with you that not all millennials are lazy as evidenced by many of us here on BP or other entrepreneurs, business people, or investors in our generation.  

I have always been a bit of a serial entrepreneur.  

It would be just like them to allow a ton of trade and commerce to take place where millions perhaps hundreds of millions or even billions of dollars would be generated only to jump in and hammer the entire industry right out from under the entrepreneurs who are participating in it.
