The goal would be to simplify check deposits to have all 6 accounts for collection under 1 Proeprty Management LLC and then electronically distribute the revenue for each property once per month (this in theory would save tons of time at the bank during deposit time).Any other tips or tricks while we plan the HoldCo structure would be greatly appreciated!

We handle acquisitions, management, and rehab for our clients so the client really needs to trust us with their money (we also need to trust them also) When we talk with clients we reassure them that we never have access to their rents (electronic payments go to their accounts), or bank accounts.

If the software is not simplifying your life or making you more accurate, you shouldn't use it.Software does have extremely helpful features like online payments, marketing syndication (click a button and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

The law specifies that this applies only to licensed agents and that non-licensed buyers are exempt.Yeah my contract states that the seller grants me the right to advertise the property with a sign on the property, electronic or print, and listing on the MLS.I don't know much about building but my understanding here in Canada is that a builder can only get their construction loan for large projects if 40% of the project is pre-sold.
