I have had several accountants tell me that due to my exact situation the IRS would not view me as a "dealer" as I have a 9-5 and don't flip in high volume like many do...Thoughts?

I originally rented to a young couple and a few weeks later they were gone and prostitutes and drug dealers moved in.

If they are causing damage or the person is a drug dealer or causing problems, start the eviction for lease violations and get them all out asap.

IDC how much of a discount (unless they are going to give it to me) or how high the return is, it's just not worth it to me to be a junk dealer and I would rather invest in another area/niche or make money through business and invest more passively with a slightly lower return. 

To avoid the "modular drama" associated with the sale, I prefer the stick build option with an already completed design purchased from a local A/E or even one of the online dealers.

As for Biden have a bias against Tesla I think it because Tesla is not union also does not use the dealer model sells direct I mean in Texas were they are spending BILLIONS they are not even allowed to sell a car / truck in Texas now I have to think that will change with all the investments they have made there in Austin. lastly I sure dont miss going to the gas station its not that its a huge expense between wife and I probably be 300 or so a month but the time it takes ..
