I wanted to create an open floor plan by (a) knocking down the non load bearing wall between the kitchen and dining room, and (b) knocking down the load bearing wall between the dining room and living room.I got plans from a structural engineer to knock down the load bearing wall, and estimates from 2 different contractors came in at ~$12K. 

We turned the formal dining room into a 4th bedroom as it already had a window and coat closet.

A national operating dining chain site and a super gas store was recently sold here all cash for a 5% cap rate.

It has a huge living room, and huge dining room.

We recently visited Richmond/Rosenberg for the first time since 1995 and I was stunned at the growth.

so we want to put a new floor down in entry, den, dining and kitchen.

Upgrade in some light fixtures, particuarly hanging lights over a dining room table goes a long way for not much more cost.
