I was going to to with restoration hardware for the furniture and get waterproof options on the ground floor next to the pool. 

Now that the beach restoration has been complete the beaches look amazing!

Subject property is distressed and gutted 2/1 in an up-n-coming historic area with small restored bungalows with high-end, tasteful finishes.

@Kimberly Jones I completely agree, I was surprised to see that it wasn't being pushed heavily down there to help with the restoration of some of the more heavily impacted areas.

I became convinced that anyone claiming to make money in RE was a fraud & scam artist.Then I found this site and slowly my faith was restored.

Despite it's obvious flaws, it's perfect for us & I'm confident we can restore it completely.

I have 15yrs experience as a restoration contractor specializing in restoring properties damaged by fire, water/mold, smoke, storm, and/or storm.I want to use my skills from day job, and apply to flip homes in my market.

I think, properly maintained, an older home would far outlast a newer home.I am just getting my feet wet in R.E. investing but I've worked in trades most of my life in both new build and restoration, residential and commercial, in my opinion older homes far surpass newer homes in term of quality.

Now i'm Trying to decide if i take a heloc out for the down payment and finance the rest, or pay in cash with my heloc.  

Jason,,,   out of sheer curiosity and try to put this is it legal and not legal to rest or do you need a real estate license or don't you.one one of your posts on marketplace you describe the home etc. and at the bottom you have a disclosure that you are a principal in the transaction and you have an assignable contract.. so obviously you don't own the asset..
