That brick wall isn't much of an issue and unless there are signs that point different on the inside looks like the motor has worn away, that won't be an issue to fix.

Oh, BTW - where I go, we have sheriff sales indoors, not outside on the steps.Christopher's post is correct in that these are often homes that have been neglected while the owners had financial difficulties; repair bills can mount quickly.What Curt describes is not allowed where I bid at sheriff sale; if the bidder can't put up money to secure their interest, the property is re-sold before the conclusion of that day's sale.So, I think what we have is a bunch of varying rules and practices that are very localized - so one of the the most important things is to know what the local rules are for the foreclosure auction.
