Was it a patio, carport or garage that was enclosed? 

As long as the rent control isn't based upon CPI averages and other economic factors, I'd say you have a favorable town provided of course there are other aspects, such as ratio of multi family to single family homes, transportation options, etc.   

There have been incentives to bring businesses to the south/west side, increase in transportation options, programs for homebuyers. 

There are neighborhoods to avoid if I need public transportation. 

Hi everyone, I'm having a tenant who is disabled, and I want to make her transportation easier by building a ramp for her. 

We also enclosed the 750 square foot garage and re concreted the backyard with gravel and turf.

They are transportable and quite effective.  

Follow the train systems in NJ, people that live near trains and transportation go to work and pay there rent.Regards,Joe Scorese

Only thing that will save it is enhanced transportation to DC like the Maglev being built or autonomous vehicles eliminating speed limits on a BW parkway lane or 95. 

I.e Is it possible to transport my current conventional mortgage to another home with the same interest rate and terms to another property in a different city or state?
