I can not move for 2 years due to school.I am considering buying a SFR for tax shelter purposes.The closest areas that have cash flowing SFRs are about 70-100 miles away and these areas are not ideal (Lancaster has a high homeownership rate due to high average income, but also is a high crime city for some reason.

My philosophy is to look at the cities and counties closest to the high-growth MSAs and provide a better housing product for those who cannot afford the core-city growth and pricing.To directly answer your question, I think the MSA indicates that when the market eventually does correct, you could interpret the data to show that the outer areas, not the cities, should encounter less negative headwinds, based on a comparison of pre-GR and post-GR trends.

I used to use an aggregate average of redfin, realtor.com, and Zillow. on average I would do all 3 and that would give me the closest. when I did my own comps I found redfin and realtor.com to be the two most accurate. if you want a better value I'd average those two. their algorithms give an average value.

I would then doze the city streets closest to the falls and were I mayor/governor I would offer incentives to bring in new hotels/casinos and public/private sponsor a nice sky tower like they have on the Ontario side.

I did look up classes available in the area - closest are in PA; they will have in May, will do my best to make it to that one.In regards to CFA.. i was considering to do it as well, but decided to hold off on it and gave preference to CCIM.
