If a seller/wholesaler like myself is willing to up the purchase price a bit to cover the dp and cc, to close the deal....and the purchase price still falls in the 65% LTV guidelines that u all have...what is the big deal????

I think some of the major benefit of the apartment trainers is just the networking B/C one the cost of the training and unless your a complete dreamer you understand you need money to buy apartments so there will be others that have means that you can mingle with.When your going to events full of beginners and those that had to put the program on their CC there is not a lot of capacity there to transact even when U learn things ..
