Each market is different, you can ask a broker for CMA in specific area (your target area) and see what things are selling for.one thing to remember, is that small MFR building 2-4 units are not appraised by cap rate. they typically appraised by per unit price. not the income approach. these are classified as residential and not commercial assets.
