As Sue pointed out.. check with your state regs... one thing I could see with 18% between private parties is a Usurious situation.. whereby you charge too much and the judge awards Treble damages to the victim .

This will be my 3rd small claims charge ----I keep pictures and receipts/paperwork---so I have always been awarded what's due me. 

Judges here will award damages for unpaid rent and itemized damages that exceeded the deposit amount.

Of the $10,000 we were suing her for which included rent, attorney fees and major damages to our home we were awarded just over $6,000.

I have no doubt the judge will award me the full deposit based on the California law of time allotted to do this alone.

And that's what the court would award her. 

Can/would a judge actually award this?

There is no award for most responsive landlord but there's a reward for managing your time and resources properly with this type tenant. 

im sure there would be a limitation, but to make someone whole it needs to be fair,  and the award may be for more than you may expect, WI is a pretty LL friendly state for the most part,  also keep in mind no one is proving the actual cost, and carpet and pad as well as installation costs have a wide range of prices.
