I have 3 Rentals that are all housed in their own seperate LLC's.I would like to get a Umbrella Policy as well.Spoke with a couple Insurance Agents and finding it difficult to find a carrier to provide an umbrella that covers me personally due to houses sitting inside LLC (Mixed use).   

Many carriers will not be OK with that type of risk.

I realize it can vary by state but I have an estimate to install a new combustion motor (parts & labor) & heat exchanger (labor only as part is warrantied) on a Carrier 48JZ dual fuel unit and for the heat exchanger along they quoted $628 for the labor.When I questioned how long the entire job would take to complete the tech said about 4 hrs.

They have more flexibility and can do the deals the major carriers aren’t interested in.Think of it like a local bank w/ a portfolio lending arm vs. going to Chase for a mortgage.

If so have you been able to partner with any insurance carriers to offer this and how has that arrangement worked?

There are many great carriers out there for investment property insurance.

If you check with Multiple Independent Agents you should find a good Insurance Carrier that will not have a problem with the LLC.

Even on insurance jobs the carriers pay out 20% for O&P.
