I understand this can be a personal request for some because a lot of work, trial and error, blood, sweat, and tears go into curating such a masterpiece and what makes a “good” proforma is when it’s tailored specifically to your own private business.

Our runrate is around 40k per yr, but we consider ourselves in a trial period, and intend to raise rates to a little less than our chief "enemy" once we achieve a substantial number of positive reviews, which would bring us to 60 - 80k per year if the 3 year occupancy / rate trend continues.On a side note, @Luke Carl, love your posts.

FYI - in the future for services who may be unscrupulous about cancelling or trials - you can create virtual credit cards using privacy.com and set one-time or monthly limits and lock that card to that merchant.

I heard alot of great things about REIPRO &REALEFLOW, personally I haven't tried REALEFLOW but I really like REIPRO but my trial ended with them and I'm thinking about testing out LIONDESK as a CRM they seem like they have great marketing campaigns , has anyone esle tried them, if so do you think it would double as both a Lead generation software like REIPRO or should I use them together ?

The situation went to a "pre-trial" where a court order was formed where the rent/utilities would be paid by the tenant and he would let us in to sell the property and show the property for him to stay until June 2017 - all this had to be done by April 15th.
