In my opinion, if you are remote, it should be stronger cashflow, and I wouldn't bet on appreciation. 

Now that I'm a bit wiser, I like stronger positions. 

Tenant are secured and ready to move in by closing date Modern  designs are more desirable & convenient locations produce higher demand that result in stronger rents!

This time around I plan to have much stronger deal analysis skills as well as better knowledge of neighborhoods in my area, where are the strong deals coming from, etc.

Full Disclosure: I have other cash reserves, so the point of the refi is to be in an even stronger cash position and make my investments work for me, instead of dipping into my personal savings.

The cap rates multifamily is trading at is crazy.Lot's of sellers pushing the idea of never ending above historical market rent growth and little to no vacancy levels.The stronger than normal rent growth and little vacancy is a cycle mini bubble that will not last.

Now maybe that's renters buying homes and not new people moving in, but it seems like growth/redevelopment in south city has gotten stronger and stronger each year I've lived here.

That way you can see which is stronger on its own merits.

But nothing is stronger motivation than holding the broker's next paycheck in your hand. 

I encourage you to forgive and work to build stronger relationships.
