The math doesn't work for the 'renter' because of the poundage that has to be added to the rental agreement....you have to craft a timeline for the purchase to strike, then design your right of first refusal and it's non-refundable surcharge above and beyond the security deposit, and the monthly surcharge that is to be dedicated to the down payment.

Sponsors for these types of investments also should not take all of your money even if you were willing to invest all of it.What strikes me as very odd behavior is seeing people hoard money and try to cherry pick the deal of the century instead of placing smaller (but still big) bets in very good deals.
