Even though there is growing debt, most to interest on debt, I believe there is some belt tightening in government, perhaps not enough, but you can't back out on committments either, health care and war.

@Andrew Chime- it seems that the generic consumer might finally be tightening their spending belts in reaction to the rate increases in the past 10 months to combat the inflation and try to avoid recession .....this likely will affect STRs until these get handled ....this doesn t mean that there arent proeprties that will still be great opportunities now

I believe the follow up to that is rents are increasing to cover the higher mortgage payments (due to both higher pricing and higher interest rates).The job market is good here which also helps and the rental market is tightening.

You need to evict now.If you are going to avoid future evictions you need to tighten up your business practices and start training your tenants from the get go.

thank you so much for your suggestions mary amd michaela.yeah i definitely know i have to do plenty of other things to drive buyers-i guess i had become a little spoiled which is a great problem to have-on this home in particular i have a 90 day deed restriction which expires dec 23 so i am not terribly worried as of yet-just wanted to mainly see if other investors were seeing a tightening of the market in their areas also
