New Investor making move

Hello Everyone, my wife and I are selling our home in CA and moving to Prescott AZ. We will have a good amount of capital and want to get into investing (anywhere). I have been a Loan Officer for residential for about 20 years. My wife has been a loan signing Notary for 10 years. But the noose is tightening. The income is slowing down especially the last 2 years and we feel now is the time to take the money we have accumulated in Real Estate (all in primary residence) and make it work for us. We may even rent when we get to Prescott. We are both 54 so will work in some capacity for the foreseeable future. We are new to this, I am learning, I am reading Rich Dad Poor Dad, and trying to educate myself as fast as possible. I am worried about the refinance part in the BRRRR concept.
