I totally gutted and remolded one room at a time making them into Studio/Efficiency apartments with kitchenettes (Small refrigerator, microwave, no stove).

I also set up things to carry over so say I have down for the electrician to put in an outlet rated for a Gas stove, it would carry into the materials to get how ever many stoves there are outlets for, so 3 outlets, 3 stoves.

I still have to clean a little- namely moving fridges and stoves to clean under and behind them- but the amount I have to do has greatly decreased with this approach.That being said, the vast majority of the nasty clean ups we've had to do came from inherited tenants who all claimed the unit was nasty when they moved in.

Washer and dryer depend on the size of the place (I don't provide them in my efficiency apartments, just because they wouldn't fit, and there's a laundromat around the corner) but I always want to provide fridge and stove.
