Resist the temptation to take any jabs at them in the correspondence, that will just stoke the fires.Your objective here is to avoid court by showing your proof to them, if anything to save time and aggravation of going through it all just to be vindicated.Whenever I charge on move-out, I always include in my itemized account pics of the damage as well as scans of the receipts for the repairs/materials.

I have heard from clients that evictions in California (and some other states) can take up to a year if the tenant actively resists and costs thousands of dollars in legal and other fees (not to mention the accumulated damage over the extended eviction period).

I had this discussion on Friday with an investor friend who had a squatter break in to one if his properties, while vacant, vandalize with spray paint in what the squatter claimed was artistic work-in-progress, and then successfully resisted u/d efforts to evict for many months.I'm in the "tell the guy to move on" camp.

Cash for keys is another option but it does sound as though they might be resistant to that approach ( although there might be a number that they are looking for) have paperwork for them to sign if you decide to do cash for keys and they accept.
